The fundamentals of aircrete as a material have not changed since it was introduced into the UK market over sixty years ago. However, it has proved its worth over time and now makes a strong case for inclusion as a Modern Method of Construction (MMC).

It is hardly a secret that since the publication of the dramatic “Modernise or Die” white paper in 2016, government focus has sharpened on the need to support methods of housebuilding that are faster and higher performance.

Much of the debate on the subject focuses on factory-build modular homes, but in fact the definition of MMC is much broader and there is certainly nothing to dictate which materials or method are preferable.

I-housesThe MCHLG definition makes it clear that it is focused on objectives and is not trying to be prescriptive as to what products or methods are used to achieve them.

Aircrete remains the preferred material for most UK housebuilders. Combining strength with inherent thermal efficiency, aircrete blocks are also easy to use on site and, most importantly, provide the flexibility that housebuilders need when planning their sites. The speed of build can be increased or slowed in reaction to demand or to weather conditions.

Elements installationStandard aircrete blocks with traditional cementitious mortar are typically used for cavity wall construction. Repeated performance testing demonstrates that such wall constructions are easily able to meet the U-Value requirements of current building regulations and the uplift anticipated when the revised Approved Document L is published.

Where increased airtightness is the objective, the highest performance levels can be achieved with Thin-Joint construction – which has been the preferred choice for various low carbon and Passivhaus certified developments.

The ultra-thin joint which gives the system its name is not only airtight, but also, having a much faster curing time, allows for increased speed of build. With higher tolerances, the method also supports a more accurate build. Both these characteristics contribute to the system being acknowledged as a Modern Method of Construction.

Aircrete with handsawWhere a more system-based approach is required – particularly for larger developments of standard house types for affordable or build-to-rent markets – H+H has developed an entirely different solution.

Based on Celcon Elements: story-high panels of aircrete, the I-House system was developed in partnership with Roof Space Limited. The concept was to develop a housebuilding system, based on aircrete, that allowed the entire structure of a house to be built on site within a week.

Celcon ElementsCelcon Elements provide the walls which are simply craned into place onto pre-prepared foundations. Prefabricated timber first floors and prefabricated roofs complete the structure and the package is finished with exterior insulation. Within a week there is a watertight shell, ready for interior trades to move on site and exterior finishes such as masonry to be applied simultaneously.

Recognised on introduction in 2017 with a Housebuilder award, the I-house system has also been supported with both BPOAS and NHBC warranties and is rapidly gaining ground as an advanced Modern Method of Construction.

H+H_Logo_w_payoff_Green_CoatedH+H Celcon Foundation Blocks have been used in a new residential development in Shrewsbury. Sweetlake Meadow is well under construction, where a total of 175 new homes with two, three, four and five bedrooms are being delivered.

Shropshire based developer SJ Roberts Construction Ltd wanted to make sustainability a key priority for the project. It was their aim to make the new houses as environmentally friendly as possible, with enhanced thermal properties to reduce the cost of heating for the homeowners at Sweetlake Meadow.

IMG_0804Company Buyer Oliver Heighway explained: “The sustainability of H+H’s Aircrete Blocks speak for itself and aligns well with our inherent focus on ecological benefits: from sourcing of materials through to whole lifetime costs to the end user with reduced energy running costs.

“We’ve worked closely with H+H UK for many years and have established a good working relationship. Communication has always been a key part of this relationship, especially given previous supply issues with Aircrete products.

IMG_0819“Specifying H+H Ltd Celcon Foundation Blocks was therefore an easy decision, with guaranteed allocation from the manufacturer and stock locally, H+H can fulfil supply requirements through a number of avenues, which is imperative given time constraints of any development.”

Aircrete is often overlooked as a foundation material due to misconceptions about its load-bearing properties, however H+H Foundation Blocks are capable of comfortably supporting a three-storey residential building. Constructing foundations with aircrete can also deliver significant savings for the contractor.

An independent Cost Comparison Study by property and construction consultancy firm Calfordseaden found that simply changing the foundations to aircrete could reduce total build costs for a typical UK semi-detached three-bedroom property by almost 25%.

IMG_0770This is achieved through aircrete’s naturally quicker build speed which leads to reduced labour costs and the solid construction means that fewer materials are needed.

As the UK’s largest manufacturer of aircrete, H+H is able to provide full technical support throughout the lifetime of a project for specifiers and contractors. To find out more, visit the H+H website: www.hhcelcon.co.uk.

New EJOT fixing ranges steal the limelight at RCI

The new EJOT Concrete brick and Block range encompasses mechanical and chemical anchors applicable to all types of building substrate for diverse installation challenges. Those attending the recent RCI show at Coventry’s Ricoh Arena at the end of January, will have witnessed the diversity of fixing solutions for flat roofing, rainscreen systems and other construction challenges offered under this global brand; but the products are really only part of a holistic, service based technical offering.

We are all familiar with the map detailing the different exposure conditions to which structures are subjected, but it requires real expertise to translate wind speeds into the right fixing patterns and types. Crucially the EJOT range encompasses different options for mechanical and chemical anchors to suit all the common exterior substrates: including plywood, metal sheeting, brick or blockwork masonry and cracked or uncracked concrete.

By engaging with EJOT, contractors and consultants can access the company’s testing capabilities which will confirm the suitability of certain solutions to the location, the height or configuration of the building and the material which a rainscreen system or built –up roofing system is being secured into.

EJOT's new HTK2G 75mm diameter tubewasher, designed to meet SPRA guidelines for part-adhered membrane installationBrian Mack Technical Business Development Manager for EJOT UK Ltd “Globally EJOT is expanding its product offering relating to concrete, brick and block substrates: by consolidating our existing brands, through research & development, and from consultation with OEM’s and engineers. We have the products within the range to meet all installation issues into the different substrates, to tackle a wide variety of applications and performance criteria”

A further example of the latter would be the Trio ‘general application’ anchor for insulation materials, which is aimed at sub-contractors tasked, say, with securing insulation as part of a rainscreen installation. Described by Brian Mack as versatile and reliable as well as being very cost effective, Trio comprises two types of fixing pin, both of which combine with the same high quality sleeve.

New EJOT Trio ideal for general insulaton applicatoinsMeanwhile, the three Trio components can be used to fix into concrete or clay bricks including perforated types and aircrete blockwork. The 10mm diameter sleeve itself is manufactured from high density polyethylene to create a variable anchor zone, from 30 to 60 mm depth. The glass-reinforced nylon pin is intended to be used for securing lighter weight insulation such as expanded polystyrene back into brickwork or concrete. Then the metal pin will normally be used for heavier insulation types, though still being suitable for lighter EPS material. EJOT Trio then presents a generic, non-system specific product solution

Also prominent amongst the products showcased on EJOT’s stand at RCI the company was introducing its new HTK-75-2G 75 mm diameter tube-washer, for part-adhered flat roofing installations. Importantly it meets SPRA guidelines for bonded/mechanical hybrid installations and is suitable for securing insulation back into either ply or profiled steel decks.

EJOT’s technical sales engineers will advise on the correct fixing centres in relation to wind-load calculations, while the tube-washer and threaded fastener not only address cold-bridging concerns, but the telescopic design provides resistance to imposed loads.   With the insulation and membrane permanently secured using EJOT’s hybrid solution, the job is completed by folding and heat welding the laps.

With such a comprehensive collection of fixing products to choose from, and technical resources including site testing available to back them up, potential customers need to investigate the EJOT offering fully.
