AKW’s extended Onyx range combines style and safety

Accessible showering never looked so good, thanks to the introduction of AKW’s extended range of Onyx products. The range now includes updated level access shower trays and ramps, grab rails and shower seats, alongside the cleverly integrated mixer shower and grab rail. AKW has launched the Onyx Linea shower tray and this includes a long, stainless steel waste feature that allows for faster drainage for high power showers. With a luxurious textured stone-effect finish that offers a high level of slip resistance, as well as a high load capacity of 39st (247kg), this sleek shower tray is also suitable for wheelchair users or those with carers.

The AKW Onyx range has been extended to include the Onyx Exclusif shower tray and ramp, and the Onyx Linea shower tray. The Onyx Exclusif shower tray provides a stylish yet strong showering solution, with a maximum capacity of 31.5st (200kg), making it a suitable choice for wheelchair users and carers. It differs from the original Onyx shower tray in that the waste has been relocated and a zinc waste option is also available. Safety and style

AKW’s Onyx Combo Mixer Shower brings safety and style to inclusive showering by incorporating two weight-loading grab rails into the L-shaped design. The rails extend from the cool to touch TMV2-approved mixer valve via a vertical riser and horizontal grab rail, both of which can support users of up to 23.5st (150kg). As well as bringing additional safety into the showering space, the Onyx Combo is also easy to operate, using two individual lever paddles to control temperature and flow.

The Onyx Shower Seat and Grab Rails have also been updated, to ensure a cohesive aesthetic for safe showering. A seat back and arms option has been added to the Onyx Shower Seat and these can either be purchased alongside the seat, or separately. Fitted independently of the seat, they allow positioning to be tailored to the user’s preference and thanks to the folding seat and arms are an ideal solution for multi-user environments. To complete the range, AKW’s new highly contemporary Onyx 2 grab rails feature an ergonomic triangular rail that offers users greater ability to grip the rail. Whilst macerators and lifting stations may not represent the glamorous side of the plumbing sector, they are nonetheless, some of the most useful products out there. Love them or hate them, they are transforming unused spaces and helping to add extra facilities to buildings all over the UK. And the largest units are taking waste from whole buildings whose facilities are below the levels of the public mains drains.

Building Regulations approval is a statutory requirement set by the Government in order to ensure that buildings are designed and constructed in accordance with regulations and associated legislation. Projects that require approval include:

  • Erection of a new building
  • Extension or alteration of an existing building
  • Loft conversions
  • Plumbing, drainage and ventilation windows, and fuel burning appliances of any type.
  • Many types of electrical works on buildings.

Building Regulations are designed to protect the health and safety of building users and for projects that require a macerator, pump and/or lifting station it is mandatory to adhere to Part G and Part H. While plumbers, contractors and installers should be fully aware of the regulations, it is incumbent on the customer to ensure compliance.

Part G and Part H Building Regulations

Part G covers sanitation, hot water safety and water efficiency. And, when adding facilities and discharging to a drain, part 4.24 is the key regulation to understand;

A WC fitted with a macerator and pump may be connected to a small bore drainage system discharging to a discharge stack if:

  • There is also access to a WC discharging directly to a gravity system
  • The pump meets the requirements of BS EN 12050-1:2001

Part 5.10 stipulates that a sanitary appliance used for personal washing fitted with a macerator and pump may be connected to a small bore drainage system discharged to a discharge stack if:

  • There is also access to washing facilities discharging directly to a gravity system
  • The macerator and pump meets the requirements of BS EN 12050-2:2001

Part H covers drainage & waste disposal and the important stipulations for pumps:

2.36      Where gravity drainage is impractical, a pumping solution will be needed

2.37      This should conform to BS EN 12050 in basements and BS EN 12056-4 for pumps located

inside buildings

2.38      Lifting station/pump installations for outside buildings should refer to BS EN 752 – 6 for

guidance on design

2.39      where foul water is to be pumped, the effluent receiving chamber should be sized to contain a 24hr inflow to allow for disruption in service. The minimum daily discharge of foul drainage should be taken as 150 litres per head per day for domestic use. For other types of building the capacity of the receiving chamber should be based on the calculated daily demand of the water intake for the building. Where only a proportion of the foul sewage is to be pumped, then the capacity should be pro-rata. In all pumped systems the controls should be arranged to optimise operation.

Smart product specification can ensure local authorities and social housing providers maximise opportunities provided by new phases of the UK Government’s decarbonisation funding schemes.

The government’s stated commitment to net zero by 2050 involves a clear focus on improving the energy efficiency performance of the nation’s housing stock and cutting carbon emissions. Poorly constructed and insulated homes let energy escape, can increase energy consumption and, in the current climate, further escalate living costs for hard-pressed consumers.

Decarbonisation Funding Schemes

In March 2023, the Department for Energy Security and Net Zero released details about the next phases of three funding awards: the Social Housing Decarbonisation Fund, the Home Upgrade Grant, and the Public Sector Decarbonisation Scheme. They have a combined allocation of £1.8billion.

Local authorities and social housing providers can now bid for much needed financial help to underpin energy efficiency home improvements, such as better insulation and new windows, for the housing stock under their control. Gov.UK estimates that because of the new money available in the total fund, over 115,000 homes could be assisted with essential upgrades that will help cut emissions and help tenants save money on their energy bills.

In particular, the Public Sector Decarbonisation Scheme is designed to help public sector buildings such as schools and hospitals drive down their carbon emissions. Enhanced heating systems, powered by cleaner, cheaper, renewable energy, will help reduce the use of fossil fuels exposed to volatile global energy prices.

While the availability of such funding is welcome, it is just part of the story. It also needs to be backed with a smart specification partnership so the collective ambition to radically enhance housing stock is realised.

Window performance is viewed by many as a vital element when it comes to effective energy efficiency measures. Ill-fitting, technically deficient, and poor-quality windows only provide an inferior thermal outcome, which will negate efficiency efforts elsewhere in the home. Case Study: The ‘best small building in London’ gets two Stannah Xtralifts

With its impressive period design, A-rated energy efficiency and superb location, Suffolk St James has undoubtedly earned its reputation as the ‘best small building in London’.

This architecturally significant five-storey refurbishment was originally built in the 1950s and offers 18,050 sq ft of boutique office space, within easy walking distance of St James’s Square, Piccadilly Circus and Leicester Square.

The vision of architects Stiff + Trevillion has created an impressive CAT A office refurbishment designed in the spirit of net-zero carbon principles with a clear focus on accessibility and occupier wellbeing.

The completed refurbishment now provides exceptional environmental performance with an EPC A-rating and BREEAM ‘Excellent’.

Inclusive design is evident throughout the building with step-free access to all areas provided by two Xtralifts from Stannah.

The challenge

The design brief for Suffolk St James’s focused on a comprehensive refurbishment to create CAT-A offices on the 1st to 4th floors, along with a striking reception on the ground floor. The lower ground space provides studio/gym, bike store, kitchen and a further CAT-A office. There is a large roof terrace on the 5th floor.

The challenge on this project was to replace the existing single 10-person lift and create step-free access to all five floors, including the 2,000 sq ft roof terrace and lower ground floor level.

The existing 750 kg, 10 person lift was installed in 1997, meaning it had older technologies that wouldn’t support the vision for a CAT-A office. The new design also required two lifts with specific functionality to improve accessibility and convenience for users as well as incorporating bespoke finishes. This meant the development of an additional lift shaft. Both the architect and lift consultants were looking for a solution that minimised the amount of building work in creating this additional lift shaft space.

Stannah was provided with a detailed brief that listed the components required and an interior design vision to help in selecting the finishes. The latter were chosen to support the architect’s overall design vision for the building, which required the lobby, car doors and interiors to visually complement other internal elements.

In terms of logistics, being located in central London required careful coordination of deliveries to avoid disruption to nearby businesses and residents.

The solution

Stannah was able to utilise its extensive experience and bespoke capabilities to deliver two 9-person Xtralifts that met the lift consultant’s specification and architect’s design vision. The solution also satisfied the installation requirements of BW Workplace, including Stannah engineers being present during the install.

Stannah proposed two 9-person lifts, rather than two 10-persons, because it better aligned with the constraints of the existing lift shaft space, and in doing so mitigated building works.

The Xtralift, from the Stannah passenger lift core range, is an energy-efficient, high-performance gearless traction lift that is available from 6 to 33 passengers. Capable of travelling up to 45m (potentially up to 16 floors), it is ideally suited to low and medium-rise usage.

The specification of the two Xtralifts from Stannah supplied to Suffolk St James were:

All Xtralifts from the Stannah core range are supplied with intelligent controls to enable full diagnostics and remote monitoring. A car preference key switch isolates the movement of the car and landing doors to allow easy and safe cleaning by the facilities team at Suffolk St James.

The requirement for energy efficiency was addressed at Suffolk St James because Xtralift achieves an A-rating energy certification in accordance with VDI 4707. This is done by incorporating, as standard, LED lighting, stand-by shutdown mode, signalisation dimming,  gearless and low consumption traction drive as well as an optional regenerative motor.

BW: Workplace Experts carried out the installation at Suffolk St James with guidance and support throughout from the Stannah team. This involved removing the existing lift and co-ordinating building works on the lift shafts.

The result

Accessibility was an important aspect of the refurbishment at Suffolk St James: giving every person step-free access to all areas of the building. The refurbishment achieves this whilst meeting the open protocol requirements set by the lift consultants and designers. An open protocol lift system means that customers are not tied to Stannah for maintenance and repair.

It was an achievement in itself to minimise the amount of building works in the lift shaft area, a factor that was critical to meeting the programming and spatial requirements of the architects.

A factor that made this possible was the experience of the Stannah team, who have extensive knowledge of lift installation in new build and refurbishment properties.

The lifts at Suffolk St James will be in use daily, with remote monitoring providing the client with confidence that they will be a low maintenance, hassle free addition to this extra-ordinary office development.

All Stannah lifts are certified according to the Lifts Regulations 2016 (2016 No. 1093), and post-installation servicing at Suffolk St James will be delivered by highly-trained Stannah engineers.

Lift lobbies in a central London office building were part of a total office refurbishment project on multiple levels. GEC Anderson’s stainless steel cladding contrasts effectively with the neutral wooden boarding to the opposing walls. GEC Anderson were responsible for measuring, production, delivery and installation of the stainless steel elements that were supplied in phases to suit the stringent works program of main contractor, Sykes & Son Ltd. In advance of this, a significant amount of consultation and liaison with the design team was required to ensure that the detailing would be precisely as anticipated and required.

GEC Anderson brushed satin stainless steel was used throughout but each and every section of the cladding was purpose made to provide an exact fit to the irregular walls as well as to allow for varying celling and floor levels. Managing Director, Martin Tye, comments “Getting the measurements correct was absolutely key to the finished results. It was quite a challenge, given the timescale and the fact that it was such a busy site where multiple trades were required to work in the same areas but the overall results were very pleasing.” He continues “Time and time again we see that the end result can appear so simple but achieving it can be rather complicated!”

QIC Trims supplied the quality upstand for a transformative, time-critical school refurbishment.

The high-profile project involved the installation of a Structural Framing System (SFS) for a new building at Glebe Farm School in Milton Keynes. With capacity for 1,600 students, Glebe Farm School is the city’s largest ‘through’ establishment, catering for youngsters from Reception through to Year 11.

Commercial fit-out specialists, SJP Interiors, carried out the SFS installation, a challenging operation that needed to be completed in time for the start of the new school term. Partitions, ceilings, acoustic panels, and acoustic rafts also required installing following the SFS’ construction, which is where QIC Trims’ extensive experience of fit-out accessory design and manufacture proved invaluable.

QIC Trims was selected to supply more than 1,000 linear metres of its 100mm upstand (product: US01). This quality system was used to form an effective, attractive perimeter for 3,963m2 of raft ceilings throughout the new building’s interior SFS. The upstand, thanks to its easy assembly and rapid installation, was integral to ensuring SJP Interiors completed the project’s fit-out aspect in line with the client’s required timeframe and budget.

Essential to the timely, high-precision installation of the perimeter upstands was the excellent collaborative relationship between QIC Trims and SJP Interiors. From the design stage through to the project’s completion, the companies remained in communication to support the fit-out’s smooth progress.
