As UK house prices rise and hybrid working reshapes daily life, more homeowners are choosing to improve their current homes rather than move. Eurocell’s latest research reveals how this trend is shaping demand for home improvement and space optimisation across the country –  creating real opportunities for the construction supply chain.

A survey of 1,000 homeowners uncovers why space is at a premium, what people are planning to do about it, and how they’re funding those changes.

Changing Lifestyles, Growing Needs

Lifestyles have changed dramatically since the pandemic, and for many, the homes they bought years ago no longer meet their needs. According to the survey:

  • 29% say their home is too small
  • 43% have unusable space they want to convert
  • 60% will fund renovations through savings
  • Only 15% of Baby Boomers feel short on space, compared to 52% of Gen-Z and 40% of Millennials

Whether it’s a new home office, space for adult children, or a hybrid work setup, homeowners are feeling the squeeze – especially in urban areas. The trend isn’t just about square footage; layout and usability are key. Many period homes, for example, have large but underused dining rooms or out-of-date conservatories.

Regional Variation: Where Demand Is Highest

Not all cities feel the same pressure –  and the survey offers insight into where demand is strongest for certain types of home improvement:

London

With average prices nearing £687,000, 37% of Londoners say their home is too small.

What Homeowners Want to Build

The data shows a broad appetite for home extensions, loft conversions, and energy-efficient garden rooms, especially among younger homeowners.

  • 47% of Millennials are interested in extensions
  • 38% across Gen-Z and Millennials would opt for garden rooms
  • 1 in 5 Millennials are considering a conservatory or conservatory upgrade

Interestingly, even Baby Boomers are looking to expand – likely due to multigenerational living or a desire for flexible space for grandchildren or hobbies.

Despite economic uncertainty, more than a quarter of respondents say they feel confident funding renovations – particularly as they view their homes as sound investments.

Clark-Drain were chosen to supply key drainage and access components for the UK’s first carbon-neutral prison at Full Sutton, East Riding of Yorkshire. Delivered by Kier Group, the new Category C facility for 1,500 inmates has now opened and will operate fully on electricity, supported by solar panels, heat pumps and high-efficiency systems to significantly reduce its carbon footprint.

Among the Clark-Drain products specified were heavy-duty polypropylene access chambers, selected for their strength, durability, and ease of installation. Their lightweight yet robust design provided a practical solution that also supports the sustainability goals of the project by reducing embodied carbon and long-term maintenance demands.

Our offsite solution is proving particularly attractive for SME housebuilders: are these companies simply more receptive to new ideas? And what is it about our solution that works for them?

Our Celcon Blocks remain the default product for housebuilders across the UK – and for good reason. High performance, easy to use and familiar, the blocks provide the external walls for around 25% of all new homes built in England.

There is nothing wrong with familiarity, of course, but housebuilding is a sector where introducing new concepts is challenging. With chronic need and ambitious government targets, innovation is needed more than ever. What we find is that it is often the smaller regional housebuilding companies that are more prepared to try new things.

Our Vertical Wall Panels are the most recent example. These storey-high panels of aircrete allow very fast construction (the entire shell of a house can be completed in just one week) with reduced site labour and increased accuracy.

While initially developed for the volume housebuilders, particularly to be used for standard house designs used for Section 106 provision, we are finding that it’s the smaller housebuilders who are more open to experimenting with this fairly radical new method of building.

Karm Homes, for example, is a keen advocate, using the Vertical Wall Panels for projects involving as few as two to three homes.  For this builder, it is worth ensuring that the floorplate of each home is designed around the 600mm width of the panels to maximise the efficiencies of the building method.

Karm Homes works with local architects for each project and perhaps it is the nature of the close relationship between the developer, designer and site team that is at the heart of this open-minded approach from smaller housebuilders.

For H+H the practical site experience we accumulate on these projects helps us understand how to further improve the support we provide to the contractors, whatever the size of the project.  With Vertical Wall Panels we are happy to provide on-site training as well as the technical expertise to ensure the designs meet all performance requirements.

Any innovation needs supportive customers who are prepared to try new methods. This collaborative approach provides the proof of concept needed to convince more conservative organisations to come on board. For housebuilding in England, this presents a problem.

Smaller regional builders are now responsible for only around 10% of new homes in England, with 25% of new homes delivered by the biggest three developers. If it’s the 10% that are most open to innovation, it goes some way to explaining why the majority of new homes continue to be constructed using long-established practices.

This suggests that the industry as a whole is missing out on some significant advances. “We have looked at other MMC systems, such as SIPs, but found them to be more expensive than this masonry solution, plus there is the increased fire risk and insurance premiums associated with timber build” says the Director of Karm Homes.

“We use local architects to design our houses. When we suggest H+H Vertical Wall Panels to them, they’re sometimes unaware of the option. However, once they’ve seen the system in action, they’re completely converted. We can’t understand why more companies are not using this solution.”

Removing Mould From Walls

Mould is a major headache for many households throughout the country which if left unchecked may cause an unsightly, unpleasant and unhealthy living environment. Wherever there is little ventilation, and a recurring source of moisture, mould and mildew will be a problem so it’s important to make sure you’re using the right products and doing what is needed to increase ventilation. Once the root of the mould problem has been found and fixed, applying the right paint finish afterwards will help withstand moisture and prevent mould growing. These finishes can also be used in rooms with higher amounts of moisture such as kitchens and bathrooms.

Where does mould come from?

Mould mildew is a form of fungus propagated from spores present in most atmospheres when in damp conditions. Any environment in which the relative humidity exceeds 70 per cent for lengthy periods provides sufficient moisture.

There is usually a film of organic material on most building surfaces. However, mould growth is likely to be most prolific in situations such as breweries and bakeries where there is an ample supply of organic material and relative humidity is often higher than 70%.

Mould growths are not usually particularly destructive to paint films unless the infection is deep seated or well established but they are unsightly and often difficult to eradicate. They usually have a greyish or sooty appearance although some forms are coloured or produce stains which discolour the surface.

What about algae?

Like mould, algae on exterior surfaces only thrives in the right conditions; plenty of moisture and nutrient on the surface, often from nearby vegetation. It is not possible to change the environment other than by removing adjacent shrubs and trees, but the remedial treatment is similar to that for mould growth. It is best practice to always use fungicidal wash before painting an exterior surface to prevent algae build up.

Top tips before painting:

Protect any pipework, sanitary ware or decorative features with a suitable masking tape and/or dust sheets.

It is always advisable to read the manufacturer’s advice regarding surface preparation before use, as some products may require a primer.

Choosing the Right Product

Two particularly effective products to combat and prevent mould growth are Glixton’s Fungi-Shield Anti Mould Paint and Zinsser PermaWhite Interior paint.

Both products are washable, which is perfect for bathrooms and kitchens and are available as standard in white. Zinsser PermaWhite can be tinted to a range of colours. Please ask your local Brewers Decorator Centre.

  1. Glixtone’s Fungi-Shield Anti Mould Paint is environmentally friendly as it’s water-based, non-toxic and odour free when dry. Coverage of this product is approximately 11-13 sq m per litre with two coats recommended.
  2. Zinsser PermaWhite Interior is also a high-performance water-based coating that will withstand moisture and resist dirt pick up and conditions which promote mould and mildew growth. With a guarantee of 5 years, this self-priming coating will give you and your customers additional confidence in its performance.

Designed specifically for cellars, Zinsser WaterTite and Dulux Cellar Paint are ideal.

Also, Owatrol VC175 Mould Killer is an additive that can be mixed with paint, timber stains, mortar, grout or adhesive to prevent the formation of mould and mildew.

Other trade grade anti-mould products are available from Armstead, and Dulux.

When using any of these specialist products, you should wear appropriate protective clothing including rubber or PVC gloves.

Clement’s ‘B’ Rated Steel Windows Feature in Magnificent New Build

Clement Windows Group has manufactured slim-framed steel windows and doors for a magnificent new build property in Shropshire, conceived by Charters Property.  The windows, from the Clement EB20 range, achieve a ‘B’ Window Energy Rating.

Charters Property is a property developer which specialises in premium, high quality residential developments.  They design and deliver exceptional homes throughout the county of Shropshire and beyond and have more than 25 years of experience working on historic buildings using traditional techniques.  These skills are combined at Underwood, their latest new build project.

Clement’s products are often chosen by Charters for their amazing projects.  This new build is the latest and showcases around 30 beautiful, bespoke steel windows and doors.  The site is situated withing walking distance of Ludlow town with fabulous views of the river Corve and Ludlow Castle.

Outside, the external brickwork was covered in a breathable lime slurry.  The new fenestration looks stunning against the white backdrop this created.  Inside, the light flows through the slim window and door sections opening up the already spacious rooms.  The final result is incredible.

The EB20 range of steel windows is Clement’s most popular and versatile product for both residential and commercial situations.  The exceptionally slim, 20mm, double glazed, insulated glass units are produced from 98% recycled steel source material.  These windows are low maintenance and the strength of the steel frames combined with single or multi point locking means they are also extremely secure.

Adaptability at The Acre: ACO Overcomes Installation Challenges to Provide Sustainable Drainage to Iconic London Building Renovation

When a blue roof was needed as part of a major sustainable renovation at the Acre in London, it was vital that the solution specified could be installed while other work on aspects of the roof were underway. With so many moving parts to the renovation, ACO Building Drainage had to work with contractors to be able to make their usual installation process more dynamic and accommodate unexpected changes along the way. 

The brutalist building – previously known as 90 Long Acre, now shortened to The Acre – was built in the 1970s and by 2020 was in need of major renovations to restore its status as one of Covent Garden’s architectural highlights. The 240,000 square foot building would include office spaces, a café, and 113 residential flats. Moreover, once complete, The Acre was to be one of the most eco-friendly developments in the city.

Boosting The Acre’s green credentials meant overhauling several key systems including heating, the electrical supply, and roof drainage. With conditions around the site and the project itself meaning storage space was limited, deliveries had to be carefully planned and ACO’s speedy adaptability proved to be a major advantage. With ACO’s contributions to the project, The Acre went on to be awarded Sustainability Project of the Year by the LRWA.

Commencing with calculations

ACO Building Drainage was invited by building design firm Arup to collaborate on the roof drainage part of The Acre’s renovation. ACO visited the site and provided calculations for the water attenuation the building would need, and recommended products that could provide the attenuation required in line with the overall sustainability goals and planning conditions of the project.

ACO’s calculations accounted for the different sections of roof and the fact that raised areas of the roof drained onto lower parts. The provided calculations also took into consideration the combination of blue and blue green roof that was to be installed as part of the plan to better conserve water, boost biodiversity, clean the air, and improve the microclimate of The Acre.

Following the calculations however, complications arose due to the concurrent installation of solar equipment and privacy screening on the same areas of the rooftop where ACO’s RoofBloxx were to be installed.

Unexpected obstructions

Due to limited on-site storage space and multiple aspects of the renovation being carried out simultaneously, only a small portion of the required ACO RoofBloxx could be delivered at a time. To overcome this challenge, ACO communicated closely with Lendlease’s site managers and adapted its usual delivery process to ensure product was at The Acre at the time it was needed. This flexibility was made possible due to ACO’s facility in Shefford, which houses products ready for shipping in cases when short lead-times or sudden changes are a factor.

The main hurdle ACO and contractors from MAC Roofing had to contend with was the unexpected appearance of struts installed directly onto the rooftop to support other building services. These were in place to hold PV panels and screens to block plant equipment from public view to improve The Acre’s visual aesthetic.

The schematic for the ACO RoofBloxx installation had been created before these struts were known to ACO. MAC Roofing discovered their placement when they arrived to carry out the drainage installation. Because of this, designs had to be adapted quickly, while ensuring that the finished product would provide the attenuation needed and prevent any leaks.

Cutting carefully

For each of the more-than one-hundred struts MAC had to work around, pitch pockets had to be put in, the insulation had to be altered, and the ACO RoofBloxx units had to be cut to fit the space available. MAC contractors measured the obstruction, cut the ACO RoofBloxx units to the new size by hand, and then taped and sealed each part individually. ACO provided instructions on how to do this without risking any unwanted water ingress. With each cut that had to be made, the potential for leaks increased, therefore it was vital to the success of the project that the unplanned adaptations were completed to a high standard across all seven sections of roof.

Once the ACO RoofBloxx units were in place, other parts of the renovation meant that pipes and pedestals were placed directly on to the ACO RoofBloxx which was also an unforeseen change. ACO created a new set of structural load calculations to ensure that the components combined with the gravel would not compromise the ACO RoofBloxx’ performance or any aspect of building safety.

Layers and loads

In most blue roof systems, the final ballast weight needed to prevent insulation floating is significant and can impact load calculations as well as project costs and timelines as delivery and placement of ballast material is factored in. Due to ACO’s patented system which prevents the floatation of insulation on an inverted roof, only normal ballast weight is required, keeping costs low and project timelines on track.

With ACO’s expertise, even with the unexpected challenges encountered during the project, MAC Roofing and ACO were able to complete their part of the project successfully, providing The Acre with a sustainable roof drainage system. The complications highlight the need for drainage to be a consideration from the very early stages of any building or renovation project.
